Floors and Walls damaged by excessive moisture, high levels of humidity, or water leaks and floods are a source for microbial contamination that may degrade a facility's IAQ. Controlling this contamination is essential to maintaining the quality of air inside buildings and reducing further damage to surfaces and objects as well as occupants. "MAINTAIN C1 for FLOORS & WALLS" ( formerly “ MicroBiocide” #440 ) is an antimicrobial treatment that controls and inhibits the growth of microorganisms - such as gram positive and gram negative bacteria, and mold - on floors and walls. Damp musty odors caused by microbial contamination from excessive moisture, high levels of humidity, and flood and water damage is a serious problem in many living and working environments. Unsightly black mold streaks on walls and floors are all too often en-countered in all types of buildings today. Microorganisms are everywhere causing odors, damaging surfaces and secreting toxic byproducts to living and working areas. is specially formulated not only to control the growth of microorganisms on floors and walls, but its residual effect inhibits the re-growth of microbes for months. It controls contaminants that often cause poor Indoor Air Quality ( “ IAQ ”) and “ Sick Building Syndrome.” "MAINTAIN C1 for FLOORS & WALLS" ( formerly “ MicroBiocide” #440 ) is low in toxicity and there is no need to evacuate the premise during application. It is easily applied with the used of a compressed air sprayer or fogging device. Depending on surface texture and absorbency, coverage ranges from two to six hundred square feet per gallon ( 1000-3000 square feet per 7.5 gallon ) of diluted solution. Thoroughly saturate all areas to be treated ( including floors, walls, wall voids and spaces, ceilings,ceiling spaces ) and leave wet. DO NOT RINSE OFF. If there is visible dirt or biofilm on surface, these areas should be remediated and cleaned first...and then apply "MAINTAIN C1 for FLOORS & WALLS" . During the first step, when handling "MAINTAIN C1 for FLOORS & WALLS" 's highly concentrated activator, it is advised to wear eye protection and rubber gloves. Since the applicator may come into contact with microorganisms throughout the remediation process, it is also a good policy to wear respiratory protection. NO OTHER SPECIAL CLOTHING OR EQUIPMENT IS NECESSARY DURING APPLICATION. F.Y.I. ... Molds and mildews can be very destructive to materials on which they grow, and are usually unwelcome and unhelpful in buildings. They cause staining, decomposition (rotting of materials) and objectionable, musty odors. Where colonies are extensive they can also produce enough spores, and by-products to be harmful to health. Many of the by-products of mold and mildew are irritating to skin, eyes and respiratory tracts. Some molds produce true allergic sensitization and allergic reactions in susceptible people. Some molds produce toxic by-products that could be harmful to skin, and poisonous if ingested or inhaled in quantity. As a direct result of a roof or plumbing leak, water may become trapped inside walls or ceiling spaces; or under carpeting which may cause molds to grow there. Flooding, leaking water pipes or fixtures, backed-up or faulty drain plumbing, leaky roofs, use of humidifiers, extensive use of hot water indoors (laundering, cooking, bathing) without adequate exhaust venting for steam, damp basements or crawlspaces, houseplant water or aquarium leakage, indoor clothes drying, and unvented combustion appliances are all important sources of indoor moisture, and can also encourage mold growth. Heavy condensation ( “sweating” ) of windows, exterior walls or other cold objects indicates excessive moisture and inadequate venting. Damp or flooded basements, bathrooms with inadequate ventilation, ceilings and ceiling spaces, wall spaces after roof leaks and other areas of a building damaged by moisture can all create indoor air quality problems. Mold, mildew and fungus can growth in damp environment, and release spores and other allergens that impact indoor air quality. People living or working in moldy environments can suffer hayfever-like symptoms or other more serious health problems. Living spaces that are inadequately ventilated and/or heated, or articles stored in such areas may develop mold problems. Areas such as closets, cellars, and basements may have poor air circulation and elevated humidity. These conditions are an ideal climate for mold growth and the odors and damages to surfaces that are associated with mold. The most important thing to do is to determine where the excessive moisture is coming from, and correct that problem. Molds cannot grow on dry materials even if all other conditions are ideal for mold growth. Conversely, mold and mildew cannot be controlled where moist materials exist. Growing colonies of mold can be killed by swabbing or spraying with our user-friendly “MOLD & MILDEW OXIDIZER ”. However, if the material remains moist, the mold will grow back very quickly unless post-treated with "MAINTAIN C1 for FLOORS & WALLS" . Often repair of surfaces and refinishing is required. Damaged paper or fabrics such as carpets, rugs, drapes, stuffed furniture, bedding, and clothing may not be salvagable at all. Damp sheetrock and loose or spongy floor-covering may indicate that the interior of a wall or floor is still wet or moist and may mean serious internal structural problems. HVAC systems are the perfect environment for microorganisms -- such as bacteria, algae and mold -- to grow. Furthermore, HVAC systems spread these harmful contaminants, which may cause odors, damage to surfaces and toxic byproducts, to living and working environments. All air delivered to the interior of a mechanically- ventilated building passes through an air handler. Investigative reports of indoor environmental problems have long noted that air handlers in problem buildings are almost always contaminated, often with evidence of extensive microbial growth. In most systems, air is re-circulated many times rather than being exhausted after one pass through the air handler. Air that passes through a contaminated air handler will pick up loose particles from the surfaces within the air handler. The more times the same volume of air passes over a contaminated surface, the greater the possibility that it will pick up contamination. The tight design of moderen buildings results in reduced exchange of air with the outdoors. CARE OF UNIVENTS IN SCHOOL CLASSROOMS
Under optimum conditions, the univent and exhaust ventilation create airflow in a classroom. By functioning
properly, a univent providing fresh air and the exhaust vent removing stale air and pollutants can both
maintain comfort within a classroom. If these systems are NOT functioning as designed, environmental
pollutants and microorganisms can build up and cause Indoor Air Quality problems.
The cause of lower efficiency can be attributed to lack of maintenance in the classroom or of the univent itself.
Here are some tips to enhance air quality :
Heavy deposits of dust on the univent filter. Filter should be either cleaned or changed on a routine basis.
Upon activating “ HEAT ONLY ” univents, a stale or mold odor may be products from the unit.
If the univent provides only heat, these foul odors can be an indication that rain water has penetrated into the
unit through outside brickwork or window systems. Water stains in the base of the univent casing can be a sign of
water pooling and potential mold growth. Under these conditions, remediate mold growth with our “ MOLD &
MILDEW OXIDIZER ”. Rinse with water. Allow to dry. Then apply "MAINTAIN C1 for HVAC/R SYSTEMS "
as a preventative measure to inhibit or prevent mold growth over the next 6 months in the unit.
If the univent also provides cooling during the warmer months and produces mold odor, this condition can indicate
inadequate draining of condensate from cooling coils or chilled water supply pipes. Also, this condition most probably
will create a biofilm on the coils which will affect units efficiency and increase electrical costs to operate the unit.
Failure to pitch the drain pan in a univent to drain the condensate can lead to pooling water and subsequent mold growth.
Uninsulated chilled water pipes outside the cooling coil chamber can result in dripping, undrained condensate and subsequent
mold growth in wetted materials. Green-colored corrosion on copper pipes or rust on steel electrical components can be a sign
of excessive condensation in univents. Under these conditions, remediate mold growth with our “MOLD & MILDEW OXIDIZER”.
Rinse with water. Allow to dry. Next, clean and degrease coils and/or water pipes with our compatible “ POWER COIL CLEAN ” .
Rinse with clean water and wipe clean. Then apply "MAINTAIN C1 for HVAC/R SYSTEMS " as a preventative measure
to inhibit or prevent mold growth over the next 6 months in the unit.
There is no need to evacuate the premises during application. Read label directions carefully
for Air Duct application before using product .

It can sprout on most surfaces especially if a food source is present for the minifungus to thrive on, especially on paper and wood. Additionally, mildew can grow on the dirt and soil on them, especially in dampness. Mold spores (seeds) exist everywhere and will grow when the conditions are right. Mold, mildew, and bacteria are common occurrences following floods and water damage. The optimal conditions for growth are 77-88 degree Fahrenheit temperature; moisture-70-98% relative humidity; dark and poorly ventillated environments. If unaddressed properly, this condition can lead to sanitation and health problems including allergies, rashes, eye reddening, swelling, respiratory problems, headache, and general fatigue. Approximately 70,000 species of fungi (molds,yeasts, mildews) have been identified, and some experts suggest that the total number of species present in the environment at all times may exceed one million. While nearly all fungi can cause allergies in humans through spore releases, only about 100 species appear to be potentially pathogenic (disease causing) to humans. Exposure to various fungi may result in adverse health effects including allergy responses (hay fever, allergic rhinitis, skin and upper respiratory tract irritation, hypersensitivity pneumonitis); and infectious diseases (athlete's foot, yeast infections, histoplasmosis, aspergillosis). Many of the symptoms associated with exposure to pathogenic molds appear to primarily affect immuno-compromised individuals such as infants, young children, the elderly, people recovering from serious illnesses, and HIV/AIDS persons.
