Skip to the Next Chapter (s): Chapter I : " A BEGINNING TO "GREEN" CLEANING: Chapter II : defining: "GREEN" Cleaning "COMMON SENSE"dictates that "NOW" may be a good time for facility managers and cleaning contractors to consider PROVEN, field-tested "GREEN" Cleaning Products as important, "Less-Toxic Alternatives", to standard chemical cleaners. Even ingredients in commonly used sanitizers can harm the custodian, the building occupant and the environment. Just because a chemical is commonplace doesn’t mean it isn’t hazardous. For example, "BLEACH"with its ordinary ingredient,sodium hypochlorite, greatly affects "Indoor Air Quality" (IAQ) with its harmful vapors. "BLEACH" can also cause chemical burns. Additionally, commonly-used disinfectant cleaners such as "Phenols" and "quaternary ammonium chlorides" also may cause burns. These disinfectant cleaners have a high impact on the environment, because, although they biodegrade rapidly (24 hours), they remove oxygen from water, killing both useful and harmful organisms. Up to now, the most innovative environment-friendly approaches to cleaning and maintenance can be found at colleges and school districts.The building services and grounds and maintenance departments are often an institution’s largest buyer of supplies, and they can set the tone for the pursuit of environmentally sound purchasing of everything from energy to toilet paper, and from degreasers to HEPA vacuums. Those parties with foresight have already implemented environmental strategies that are conserving energy and increasing productivity, but there is still much to do. They have proven that some "Environmentally-responsible" methods and "GREEN" Products can significantly reduce cleaning and pest management costs. To get started, consider a pilot program for "GREEN" Cleaning : #1) Create lists of "Environmentally-oriented" goals and necessary products. #2) Submit the lists in a "Request for Proposals", stipulating that products be "non-toxic" or "less toxic" than traditional ones. #3) Then compare costs with present methods, evaluate products individually and create an “A” list for the ones that work well. Two success stories show environmental cleaning can work economically : CASE STUDY #1): The St. Paul, MN, City Hall, with 17 floors and 350 workers, was the site of a 1997 pilot program funded by the Minnesota Office for Environmental Assistance, the Neighborhood Energy Consortium and the city. Selected were cleaning products derived from plant material and renewable resources, without hazardous ingredients, chlorinated substances, phosphates, volatile organic compounds (VOCs), petroleum solvents or propellants. Custodians tested 10 “alternative” non-toxic products costing about as much as the items they replaced. Six performed as well or better than their more toxic counterparts. Custodians also report a reduction in fumes causing lightheaded sensations and a tightening of the chest. The program led to exploration of non-toxic cleaning products by the state, local school districts, and continued use of non-toxic products at City Hall. CASE STUDY #2) : A larger study, by the City of Santa Monica, CA, could become the "Bible" for environmental cleaning, and maintenance operations pilot programs. As with Canada’s Environmental Choice and Germany’s "BLUE" Angel programs, it showed "GREEN" cleaning works. Since September 1994, the city replaced 15 of 17 traditional cleaning product categories with "non-toxic" or "less toxic" alternatives, reducing spending by 5 percent. Included were all-purpose, bathroom, carpet, glass and metal cleaners, enzymatic cleaners, degreasers, graffiti remover, liquid hand soap, solvent spotter, deodorizer, furniture polish and disinfectant. The city found most of the new items performed as well as or better than those they replaced, except for some of the floor care products.(NOT ANYMORE...SEE OUR "HEALTHY & SAFE"FLOOR PROGRAM under "H") Less toxic floor strippers, custodians found, could not remove previous layers of finish, nor were they effective in removing less-toxic coverings supplied under the same level.(NOT ANYMORE...SEE OUR "SAFE STRIP"under "S") However, the city reports that replacing knit fabric “T-shirt” rags boosted the effectiveness of all chemicals. Santa Monica saved 30 percent on regular pesticide application costs through an integrated pest management plan. It eliminated the need for 3,200 pounds per year of hazardous materials, while developing proven, effective procurement specifications. It also increased custodian morale by showing concern for their health and working conditions and providing opportunity for constructive input. Because you have to... Municipal, government and institutional entities are writing stipulations involving safe, environmentally sound cleaning methods into their contracts. Legislation and litigation, not to mention local sewage ordinances and disposal costs will force the hand of facility managers/cleaning contractors, so it JUST TAKES COMMON-SENSE TO PREDICT WHAT THE FUTURE WILL BRING. Today’s voluntary guidelines may be tomorrow’s rules! |

It is now mandatory to purchase these products, and federal agencies are required to develop affirmative procurement programs to purchase these products. WHAT ARE BIO-BASED PRODUCTS ? The term "BIO-BASED PRODUCT" as defined by Farm Security and Rural Investment Act of 2002 means a product determined by the U.S. Secretary of Agriculture to be a commercial or industrial product, that is composed in whole or in significant part, of biological products or renewable domestic agricultural materials (including plant, animal, and marine materials) or forestry materials. Biobased products are produced from renewable natural resources and are generally more environmentally sensitive than petroleum-based products. WHAT ARE THE PRIMARY ADVANTAGES OF BIO-BASED PRODUCTS ? The environmental and economic advantages of biobased products are very significant. Biobased products are domestically produced and generally support agriculture and rural communities. Simply fill the "MIXING BOTTLE" Just follow the Easy-to-Understand Directions on the label ( IN THIS 32 OZ. BOTTLE, IT CLEARLY STATES TO ADD 1/4 oz. of Concentrate into the "GREEN" BOTTLE ) to mix "GREEN" "GLASS/LIGHT-DUTY" Ready-to-Use product for spray bottles or mop buckets . To create one gallon of "GREEN" product, mix 1 oz in a gallon of water; and mix 3 oz in a mop bucket (in approximately 3 gallons of water). In a 32 oz. trigger sprayer, the "GREEN" product will clean glass, mirrors, plexiglass, windows, stainless steel and chrome. Also, it will clean light soils from walls and floors (by mopping). AS A DAILY CLEANERDue to the neglible amount of CONCENTRATE used in a mop bucket, "GREEN" and "BLUE" are the only products in a bucket with a clean mop to make this program cost effective! Once the mop is used and is wrung out in the bucket, the cleaner is contaminated and must be discarded after the cleaning function. The program remains affordable as long as "GREEN" and "BLUE" are used for mopping. These two products are considered the "DAILY CLEANERS".AS A CARPET BONNET CLEANERPre-spray carpeting with "GREEN" R.T.U. product in small manageable areas. Wait several minutes. Under a floor scrubbing machine equipped with an drive pad assembly, place an absorbent cotton carpet bonnet-or-a synthetic carpet pad. Lubricate underside of pad with "GREEN" R.T.U. product . Place pad under machine face down onto surface. In a systematic manner, agitate carpet fiber with bonnet pad. Turn pad over periodically to provide a clean surface. Occasionally remove bonnet pad and clean and wring it out in a mop bucket filled with "GREEN" R.T.U. product.
